Buying Tips

  1. Speak with your financier or your Morrison Kleeman Financial Services Loans consultant to arrange the best loan to suit your needs.
  2. Prepare a short list of your preferred suburbs that suit your lifestyle.
  3. Research sales in those preferred suburbs through The Age/Herald Sun newspapers, Morrison Kleeman Newlsetter weekly results and attend auctions in the area.
  4. Develop a relationship with a Morrison Kleeman Sales Agent specialising in your preferred area. The agent will be able to offer additional advice and also alert you to new listings. 
  5. When you find a property that suits your requirements, ask your agent to send a copy of the Section 32 to you or your legal representative.
  6. We recommend that you arrange a building and pest inspection to make you aware of any major defects and pest concerns.
  7. Following your legal representatives advice on the Section 32 & Sale Contract and taking into consideration the building and pest reports, you are now able to proceed with an offer on the property through the agent.
  8. If you are bidding at an Auction, we recommend you read the Auction rules as displayed prior to Auction. A copy can be provided prior to Auction. Sale of Land Regulations 2005. Shedule 1, General Rules for the conduct of Public Auctions of land.
  9. If you are purchasing at Auction, there is no three day cooling off period that applies 3 business days prior and post the Auction.
  10. Once negotiations have been finalised, you will be required to sign the Sales Contract and pay a 10% deposit.
  11. Prior to settlement date, it is recommended you do a final inspection of the property, so it is in the same condition as when you last inspected and that all inclusions are as per the contract you signed.
