Taking Care of Your Investment

Our Property Managers are fully qualified and trained in all aspect of property management. We pro-actively maintain our industry standards in line with any legislative changes.

Tenant Selection

All potential tenants are required to complete an application form available online when application to lease your property. The applicants are carefully screened and all references are thoroughly checked prior to being submitted to you for consideration. You will be under no obligation at any time to accept the tenant that has been recommended to you.

We will provide all information regarding the prospective tenants as well as our personal opinion and the final decision is yours. Once an applicant has been decided upon, we will complete a NTD (National Tenancy Database) check which will show any bankruptcies, court judgments or bad rental history. This information will then be relayed to you with any additional information sought from the applicant and a decision to accept or decline will be made.

Condition Report

We advise that no belongings of value are left on the premises. Prior to your tenant occupying the property, your Property Manager will complete a detailed condition report together with photographs. This report verifies the condition of the property at the start of the tenancy and is used at the termination of the tenancy to determine the refund of the bond.

Repairs & Maintenance

Our tenants are required to report all maintenance and repairs to our office. We highly recommend that all maintenance is attended to promptly to ensure the property is maintained to the appropriate standards. All maintenance will be reported to you and any necessary repairs will be carried out with your consent.

We use qualified trades people from all professions to ensure prompt quality workmanship at a fair cost.

Alternatively, you may have your own trades people who you would prefer to use, however please be aware that they are required to have up to date Public Liability insurance and be registered with an Australian Business Number. Certificates of Compliance must be issued with all plumbing and electrical works.

Lease Agreement

Pursuant to the Residential Tenancies Act 1997, our office will professionally prepare the lease agreement including any special clauses which you have requested.

We prefer to initially offer a twelve month agreement, with an option to renew for a further term. The purpose of one initial twelve month contract is to allow us enough time to determine whether your tenant is suitable.

A further term can be offered with you, the owner’s, approval or alternatively the fixed term agreement converts automatically to a month to month basis.

If a tenant wishes to vacate whilst still under lease, they may do so, provided that all rental is paid until the property is re-let or the lease expires - whichever occurs first. The tenant is liable for a pro-rata letting fee and all advertising costs. All applications would still be screened thoroughly with the owner’s approval.

Rent Collection & Arrears Control

All tenants are required to pay their rent monthly in advance. We have provided our tenants with several options for paying their rent which includes rental rewards system, cheque payment at our office, sending via post, payment directly into Morrison Kleeman Trust Account or money orders.

We take considerable time and care in the screening of our tenants and it is rare to encounter serious problems with payment of rent. However, no one can foresee the future and occasionally tenants fall into arrears. Should this occur, a set of procedures are followed.

3-10 days overdue: Contact is made with the tenants and a reminder of their obligations is sent to them

10 days overdue:     Formal notification is forwarded advising that if the rent is not paid immediately a ‘Notice to Vacate’ will be issued.

15 days overdue:     A ‘Notice to Vacate’ is issued and an application will be made to the Victorian Civil and Administrative Tribunal seeking a hearing to obtain and Eviction Order and an order for payment of outstanding rent three days after notice to vacate is served.

                             Note: You will be kept informed of the progress during arrears control and reference will be made to you prior to issuing the Notice to Vacate.

Routine Inspections

It is our policy to inspect each rental property twice a year as part of our service to you. These inspections are beneficial to both tenant and landlord and you will receive a comprehensive report detailing the condition of the property and any maintenance that requires attention.

Service Agreement is our commitment to you. We offer this unique unconditional guarantee of service, no ifs, no buts and no excuses. All we ask is that you give us 48 hours to remedy any problems you may have with us. After 48 hours, if we don’t fix the problem to your satisfaction, we agree to cancel our Agency Agreement of the spot.
